As a investor, you want to be flipping as many houses every single month as you can. You would absolutely love to do 10 or 20 deals every month because you know that making money in this economy is possible while all your competitors sit on the sideline. So how to do find the houses to flip? Got a secret someone at a bank throwing you houses? Well most of us don’t but here is how many investors do it.
Ok, you need more projects to work on but you don’t have time to go find the next deal so what do you do. Go find a wholesaler in your area and let them find a deal for you. This is what my business does. We find your next deal. We market and line up the deal and even get it under contract.
We are called wholesalers and we do all the work for you but we will take some profit from the deal so beware of it and don’t be shocked because sometimes it can be a good amount of money that we make. I know personnally that I spend a huge amount of money on internet and direct marketing campaigns to find as many deals as possible for my investors and I can get anywhere from 10-15 deals every single month if it’s done correctly.
Heres a example, I market for a deal and one presents itself. I put the house under contract in my companies name and make the contract assignable. You want the house so I assign the contract to you and you give me a earnest money deposit. At closing you close on the house and I get the difference between what you bought the house for and what I got it under contract for.
A good wholesaler can get 5-10 properties a month to sell his investors and some can do many many more. Now this is not free so don’t go scratching your head when you see the wholeasler get a 10K check at closing. They market alot and expect to get paid for that work. I have seen some checks far above that but my philosophy is as long as everyone is making money then im happy. There is enough for everyone in this market so don’t be greedy but expect them to get paid. In case you didn’t realize it, I am a wholesaler and my company does very well. We find numerous deals each month and they don’t last long.
